This type of accommodation offers the comfort and flexibility of a home while also providing the amenities and services of a hotel. Thus, serviced apartments combine the best of both worlds, offering a perfect alternative for travelers seeking more space and independence.

What is included in the price of a serviced apartment, and what services are provided?

The total price includes all costs, such as the overnight rate with VAT, as well as electricity, water, heating costs, and internet. Occasionally, additional charges like city tax or broadcasting fees may apply, but these are usually transparently communicated in advance.

A serviced apartment offers more than just accommodation. In addition to a fully equipped kitchen with dishes, cutlery, pots, and kitchen utensils, towels and bed linen are also provided.

Basic services typically include regular cleaning with linen changes. You have the flexibility to choose the services that meet your individual requirements.

Unlike conventional lessors who simply set a monthly amount, we follow a different approach with investment projects specifically tailored to our business model. We enter into contracts with investors that provide them with a continuously increasing income stream month by month. Our goal in this business model is to ensure that investors are satisfied by generating higher revenues, which promotes consideration of future projects and leads to them choosing us as long-term partners.

Management of Your Furnished Accommodation

We manage your furnished apartment and offer you a choice between two of our options: Premium Service and Comfort Service. With these, you can achieve higher monthly revenues – up to 50% more than with standard rentals.

However, not every furnished apartment is suitable for our business model and generally requires registration with local authorities and their approval for use. Once your furnished apartment is approved, it is ready to go.

Contract

We create contracts between servicedapartment.de and the property owner to ensure the performance of both parties. These contracts are time-limited and subject to mutual satisfaction. They can be extended at any time by mutual agreement.

Planning the Apartment Furnishing

If needed, we can also handle the furnishing of entire apartment buildings or individual units. With our many years of experience and project development, we have trusted partners who can supply us quickly and cost-effectively.

Change of Use in Your City

Before your furnished accommodation can be rented, it must first be approved by the city authorities. If needed, we can assist you in submitting this application to obtain the approval of the city authorities.
